HYPOTHETICAL OR SIMULATED PERFORMANCE RESULTS HAVE CERTAIN LIMITATIONS. UNLIKE AN ACTUAL PERFORMANCE RECORD, SIMULATED RESULTS DO NOT REPRESENT ACTUAL TRADING. ALSO, SINCE THE TRADES HAVE NOT BEEN EXECUTED, THE RESULTS MAY HAVE UNDER-OR-OVER COMPENSATED FOR THE IMPACT, IF ANY, OF CERTAIN MARKET FACTORS, SUCH AS LACK OF LIQUIDITY. SIMULATED TRADING PROGRAMS IN GENERAL ARE ALSO SUBJECT TO THE FACT THAT THEY ARE DESIGNED WITH THE BENEFIT OF HINDSIGHT. NO REPRESENTATION IS BEING MADE THAT ANY ACCOUNT WILL OR IS LIKELY TO ACHIEVE PROFIT OR LOSSES SIMILAR TO THOSE SHOWN.

How it works
Every step, in plain words.
- 01
Your firm name, legal entity and registration country fill the identity line every disclosure starts from. The registration text is a placeholder pattern, such as a company number, for you to complete.
- 02
Your markets set the risk wording, and choosing futures adds the CFTC Rule 4.41 legend for hypothetical or simulated performance, quoted in capitals as the rule requires.
- 03
Choosing "Simulated only" says that funded accounts are simulated too. Choosing "Some live capital" keeps the evaluation simulated and adds wording for a discretionary live allocation under a separate agreement.
- 04
What you call payouts (payouts, rewards or performance fees) is used throughout, so the disclosures match your terms. The restricted-countries block is a placeholder: the list is a legal and processor decision, not something a generator should guess.
- 05
The tool drafts 6 blocks, or 7 with futures, written from scratch for this tool. No clause is copied from any firm. Copy them one at a time or all at once, with a draft notice at the top.
METHODThe formulas and every default, with where it comes from

model = "Simulated only" → funded accounts are simulated too
"Some live capital" → adds discretionary live allocation wording
futures → adds the CFTC Rule 4.41 legend (17 CFR §4.41(b)(1))

Questions
Asked about this tool.
What disclaimer does a prop firm need?
At minimum: a statement that trading is simulated, a risk disclosure, a line saying the firm is not a broker, takes no deposits and gives no investment advice, a restricted-countries notice and an 18+ line at checkout. Futures firms also need the CFTC 4.41 legend near any simulated results. Your lawyer decides the final set.
What is the CFTC 4.41 disclaimer?
CFTC Rule 4.41 requires a specific capitalised legend wherever hypothetical or simulated futures trading results are presented. It says simulated results have limitations, do not represent actual trading and were designed with hindsight. Futures prop firms commonly show it in the footer and near any performance figures.
Where should disclosures appear on the site?
The short version goes in the footer of every page. The full risk disclosure gets its own page, linked from the footer and checkout. The simulated-trading statement belongs on pricing, rules and checkout, and the checkout line sits next to the buy button. Payment processors look for all of them.
Which countries do prop firms restrict?
It depends on sanctions lists, local rules and what your payment processor and platform allow, so we do not generate a list. Most firms block sanctioned countries and some others. Agree the list with your lawyer and processor, then use one copy for your terms, this page and your checkout geo-block.
Is this legal advice?
No. PipValley is not a law firm, and this clause library has not yet been reviewed by a lawyer. The output is a starting point that saves your lawyer time, not a finished disclosure. Rules differ by country and change, so have counsel in your jurisdiction review every block before you publish it.
